
Tapia Ranch – Los Angeles County
Tapia Ranch proposes the phased construction of 405 single-family residential units on approximately 1,167 acres in the Castaic community of unincorporated Los Angeles County. RMM represents DACA/Castaic, LLC, the applicant for the project.
The project entitlements included a vesting tentative tract map, a conditional use permit for hillside management, and an oak tree permit, among others. Approximately 75 percent of the site is proposed to be preserved as open space, with clustering of residential lots, development of a neighborhood park, and construction of a replacement bridge at Tapia Canyon Road and Castaic Creek.
Given the site’s location within a Very High Fire Hazard Severity Zone, proximity to oil and gas wells, sensitive biological resources (including oak woodlands), and hydrology and access constraints, the environmental review and permitting for the project encompasses a wide range of issues and requires coordination with multiple County departments and state and federal agencies.
